POSITION SUMMARY:
Under the direct supervision of the Camp Operations Director, the Camp Caretaker is responsible for managing and supervising the maintenance and repair of the physical structures, vehicles and the mechanical/electrical systems at Camp Happyland, located in Richardsville, VA. The camp ground compromises of approximately 130,000+ square foot of building space and 650+ acres of land. The incumbent will develop a project management approach to solicit and secure contractors and/or to create work assignments for staff. He/she negotiates, supervises, and monitors all contracted maintenance services and staff; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; participates in and give direction to the more difficult or technical repair work; operates a Salvation Army vehicle to pick-up and/or deliver materials; maintains an inventory of all Salvation Army property and assists the Camp Operations Director in creating and managing the annual budget. The incumbent ensures the security and safety of camp physical structures, vehicles mechanical/electrical systems.
Knowledge, Skills and Abilities
Knowledge of the methods, materials, tools, and practices used in building, electrical or mechanical trades.
Knowledge of plumbing, electrical, construction and air conditioning equipment.
Knowledge of the occupational hazards and safety precautions of the trades involved.
Demonstrate skill in the care / use of tools and equipment used in the trades involved.
Ability to ensure the proper maintenance, repair, and security of buildings, grounds and related equipment.
Ability to supervise, prioritize, motivate, monitor, an evaluate the work of subordinate maintenance employees
Ability to detect defects in equipment and to make proper repairs or adjustments.
Ability to prepare and administer a maintenance budget.
Ability to negotiate, supervise, and monitors contract maintenance services.
Education and Experience
Associates Degree in Construction Management or certification from a vocational or technical school in heating ventilation and air condition, plumbing electrical and construction trades;
And
Three years (five years) progressively responsible experience performing skilled maintenance and repair work for commercial buildings and grounds with at least two years in a supervisory capacity.
Or
Demonstrate any equivalent combinations of training and experience which provide the required knowledge, skills and abilities.
Certifications
Valid State Driver’s License (CDL with passenger certificate a plus)
Certification in Plumbing (Equivalent of a Class B in the State of Virginia)
Certification in Electrical (Equivalent of a Class B in the State of Virginia)
Certification in Air Conditioning (Equivalent of a Class B in the State of Virginia)
Certification in WWTP (Equivalent licensure in the State of Virginia)
Physical Requirements and Working Conditions
The physical ability to stand and or walk frequently.
The physical ability to drive vehicles for up to 2 hour per day.
The physical ability to climb on a ladder or scaffolding to heights in excess of 10’, balance, and work above the shoulder frequently.
The physical ability to occasionally bend/stoop, kneel, crouch, and squat in order to operate and maintain
the physical plants.
The physical ability to use both hands for frequent grasping and occasional fine manipulation and fingering.
The physical ability to frequently carry up to 50 pounds of weight distances of up to 600 feet.
The physical ability to frequently lift up to 50 pounds of weight from the floor to above the shoulders. This weight will be constituted by the following items, but not limited to them: tools, toolboxes and tool bags, ladders, filters, motors, bags of salt, debris from disasters and/or emergencies and equipment.
Weights in excess of 50 pounds may need to be lifted between the floor and shoulders on rare occasions.
The physical ability to occasionally push various items, such as equipment, filters, motors, tools, pumps up to 75 pounds distances of up to 5’.
The physical ability to occasionally pull various items, such as compressors, tools and equipment up to 75 pounds distances of up to 35’.
The physical ability to work at heights.
The physical ability to tolerate required personal protective equipment such as steel toed shoes, work gloves, safety glasses, ear protection, dust masks, safety belts and safety shoes on a continuous basis.
Working Conditions:
Work requires driving a vehicle and working outdoors daily with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.
